Real Estate: existing buildings that deliver data

Space utilisation, consumption and indoor climate across the whole portfolio, measured in the existing buildings without new building automation. ESG data from readings, not from estimates.

Real Estate: existing buildings that deliver data
The challenge

What goes wrong quietly.

Buildings you cannot compare

Twelve properties, twelve utility portals, twelve ways of counting. Which building is the most expensive per square metre, and why, is a question that takes the asset manager a week.

Space nobody knows the use of

The lease says 400 desks; on a Tuesday 140 are taken. Parking, meeting rooms and the canteen are planned on assumptions from before home office, and the vacancy nobody measured shows up as cost every month.

ESG reports built from invoices

CSRD, the EU taxonomy, a lender's sustainability questionnaire: the numbers come from annual invoices and estimates, one spreadsheet per building, and no auditor can trace them back to a reading.

Sensors in use

Where the sensors sit.

Every dot is a sensor family in its typical place. Select one to see what it measures and what baiond does with it.

baiond puts every building of the portfolio on one platform: energy per meter, occupancy per floor, indoor climate per zone, from wireless sensors in the existing building and from the data you already have. Room bookings, time tracking and utility invoices become queryable data points next to the physical readings. Buildings become comparable, vacancy visible, and the ESG report is an export with a source for every number. Ask which building is drifting, and baiond answers with the curve.

What changes

The same site, run differently.

Twelve buildings, twelve portals, one week to compare them.

One question: which building costs the most per square metre this month, and why.

400 desks on the lease, 140 in use, and nobody has the number.

Occupancy per floor and weekday, anonymous, as the basis for the next lease.

The ESG report is stitched from annual invoices.

An export per building and period, every number traceable to a reading.

Questions

What managers ask before they start.

Does this work in existing buildings without building automation?

Yes. Wireless battery sensors for occupancy, climate and energy are mounted during operation, and the baiond Gateway reads existing meters and the BMS where there is one. A building is usually live in a short time, not after a refurbishment.

Can baiond use data we already have, such as room bookings or invoices?

Yes. Booking systems, time tracking and utility invoices are imported as virtual sensors and sit next to the physical readings, so occupancy from bookings and occupancy from presence sensors can be compared on one chart.

Is occupancy measured per person?

No. Presence and people-counting sensors count, they do not identify. You see how many desks or rooms are in use per floor and hour, never who was there.

What does a lender or investor get to see?

An export for the period they ask about: consumption, CO₂, utilisation and indoor climate per building, with the source of every number. You decide who gets which building and which period.

Can I compare every building in the portfolio, per square metre?

Yes. Every building sits on one platform with energy per meter, occupancy per floor and climate per zone, counted the same way. Which property is the most expensive per square metre, and why, becomes a question you ask instead of a week of spreadsheets.
